Al Twar is quiet, established residential Dubai sitting between Al Qusais and the airport. There is not much drama to it, and for a move that is entirely good news — the streets are wide, parking is not fought over, and villas have gates and driveways.
Long tenancies mean large volumes
The thing worth knowing about Al Twar is that people stay. Ten and fifteen-year tenancies are not unusual, and a decade in one flat produces a genuinely different volume from two years in the same flat.
It does not go into the visible rooms. It goes on top of wardrobes, into the backs of cupboards, into the store and the spare room. So when we ask how long you have been in the property, it is not conversation — it is the most useful single predictor of how many cartons the job will take.
Lifts vary street by street

Four things, in roughly this order of impact. Volume — how much there is to carry, which is what decides crew size and how many truck runs it takes. Access at both ends — lift or stairs, how far the truck can park from the door, and whether a service lift has to be booked. And timing — a move that has to happen tomorrow, or on a Friday evening, costs more than one booked with a week of notice.
