Al Warqa is one of the largest-volume areas we work in and one of the easiest to work in, which is an unusual combination. The villas are big and full; the plots are walled with wide driveways, so the truck goes in through the gate and the carry distance is almost nothing.

These are independent villas on private plots, so a move permit is not normally required and there is no community office to satisfy. The practical preparation here is not paperwork — it is deciding in advance what happens to the garden, because that is what decides the crew size and the number of truck runs.

Al Warqa presents a combination we do not see often: some of the largest household volumes in the city, and some of the least difficult access anywhere in it.

The villas are substantial — ground plus one, walled plots, gardens, a majlis, usually a maid’s room and sometimes a driver’s room. All of it holds things. But the plot walls come with gates wide enough for a truck, and once the truck is inside the wall, the carry distance is measured in metres. That is worth a great deal on a job with two hundred cartons in it.

Plan the garden first

The single decision that shapes an Al Warqa move is what happens outdoors. Outdoor dining sets, loungers, barbecues, bikes, sports equipment, planters, and whatever has accumulated along the side passage — it adds up to a genuinely significant share of the total, and it is the part that decides whether one truck run is enough.

So the survey here covers the garden and the store before it covers the bedrooms, which is the reverse of how most people expect it to go.

The majlis and the extra rooms

A majlis is usually heavy, formal furniture — long sofas, carved pieces, large rugs and sometimes glass-topped tables. It is not difficult to move but it is slow, and it needs proper wrapping rather than a blanket thrown over it.

Maid’s and driver’s rooms get surveyed like any other room, because in practice they are almost always full, and it is far better to have counted them than to find them on the morning.

Getting large furniture down the stairs

Most of these villas are two storeys with an internal staircase and a turn in it. That turn, rather than the front door, is what decides whether a wardrobe comes down whole or comes down in pieces. We look at it during the survey so the dismantling list is settled before the day rather than debated on it.

Four bedrooms with two crews is normally a single long day, with packing the day before. Five bedrooms and up is two days as a matter of course. What decides it is not the bedroom count but how much is in the garden, the store and the majlis — those three between them are what turn a one-day villa into a two-day one.

Usually, and if it does not we simply park outside and use the driveway as the staging area — which here is still a very short carry compared with almost anywhere else in Dubai. Send us a photo of the gate at the survey and we will bring the right vehicle rather than find out on the morning.

Small and medium pots, yes. Large mature plants in heavy ceramic or concrete planters are the one thing we will look at and discuss rather than assume — some are simply beyond a safe two-person lift, and a cracked planter and a strained back help nobody.

Access is the part people underestimate: a ground-floor villa with the truck on the driveway is a different job from a fourth-floor walk-up in International City with a 60-metre carry. Four things, in roughly this order of impact. Volume — how much there is to carry, which is what decides crew size and how many truck runs it takes. Access at both ends — lift or stairs, how far the truck can park from the door, and whether a service lift has to be booked. Services — packing, dismantling, reassembly and unpacking each add labour and time. And timing — a move that has to happen tomorrow, or on a Friday evening, costs more than one booked with a week of notice.

Materials are included in the quote — cartons, bubble wrap, stretch film, tape and paper. You do not need to buy anything or collect boxes from a supermarket.
