House Movers in Dubai

Moving a whole house is not one job, it is about nine of them running in a fixed order — and the order is what decides whether you sleep in your own bed that night. We pack room by room, take the furniture apart, load in the sequence it needs to come off, and put the bedrooms back together first at the other end.

  • Packed room by room

    Cartons are labelled with the room they are going to, not the room they came from. Unpacking a house sorted by destination is the difference between one evening and one week.

    Beds are reassembled before anything else is unloaded, so the house is sleepable from the moment the crew leaves.

    We look at the whole property before quoting. A house has more in it than anyone estimates over the phone, and that gap is where day-of price changes come from.

    Move-out permit at the old address, move-in permit at the new one. Both are ours to arrange.

A house move in Dubai is usually a family move, which means it is not only about furniture. It is about a school run that still has to happen on Monday, a DEWA account that has to be closed and opened, and a landlord inspection at the old address that is about to be a great deal more thorough than anyone expects.

What we can control is the moving part, and we run it in a fixed order because the order is what makes it survivable. Every carton is labelled with the room it is going to. Furniture is dismantled with its fittings bagged and taped to the frame. Bedrooms come off the truck first and are rebuilt before anything else is unloaded, so that whatever else is unfinished, everybody has somewhere to sleep.

Whole-house moving, room by room

The kitchen and the bedrooms are the two rooms that decide how a house move feels. The kitchen because it holds the most fragile items per square metre of anywhere in the property, and the bedrooms because they are what you need working on the first night. Everything else — the living room, the study, the store — can sit in labelled cartons for a week without anyone minding.

So that is how we sequence it. Kitchens are packed by a crew member who does kitchens, with glass and ceramics double-wrapped and cartons kept deliberately small, because a large carton of crockery is a carton nobody can lift safely. Bedrooms are packed last at the old house and unloaded first at the new one.

What we move, and what we will tell you we cannot

Furniture, appliances, electronics, clothing, kitchen contents, garden furniture, bicycles, the contents of the store cupboard nobody has opened in two years. What we will not do is disconnect a gas cooker — that is a certified technician’s job and getting it wrong is not a furniture problem — or pull out air conditioning, water heaters, or anything else wired or plumbed into the building.

Fitted wardrobes are the other one worth saying out loud. If it was built into the wall, it almost certainly belongs to the landlord and is not designed to come out in one piece. We will say so at the survey rather than discover it on the day.

Houses, townhouses and villas are priced differently

If you are moving a standalone villa with its own driveway and gate, the villa moving page covers what changes — mostly outdoor furniture, larger pieces, and community access rules. If you are moving out of an apartment into a house, apartment moving covers the lift and permit side of the outbound half. Either way the same crew does the whole job; only the planning differs.

Where we move houses

Most of our house work is in the villa and townhouse communities on the eastern side of the city — Mirdif, Al Warqa, Al Rashidiya and Nad Al Hamar — along with the newer western communities like Jumeirah Village Circle (JVC) and Al Furjan. We cover the whole of Dubai; those are simply where the houses are.

  • Protective wrapping for sofas, mattresses, mirrors and glass
  • Appliance disconnection where it is a plug and a tap, not a gas line
  • Loading, transport and unloading
  • Reassembly and placement in the room you want it in
  • Empty cartons collected once you have finished with them

What costs extra

If any of these apply to your move they will be on your written quote before you agree to anything — never added on the day.

  • Gas cooker disconnection and reconnection — that needs a certified gas technician, and we will tell you rather than attempt it
  • Air-conditioning, water heaters and anything else plumbed or wired into the building
  • Fitted and built-in wardrobes, which usually belong to the landlord and are not designed to come out
  • Storage between the two dates, if your handover and move-in do not line up — possible, but quoted separately
  • Curtain and TV-bracket removal or refitting, unless agreed at the time of quoting

Properties we handle

Two-bedroom house
A single crew and one truck run, usually done inside a day including packing.
Three-bedroom house
Packing the day before is worth it here; moving day becomes loading and rebuilding only.
Four-bedroom and larger
Two crews, and the survey stops being optional — this is where phone quotes go badly wrong.
Townhouse or duplex
Stairs change the crew size more than the floor area does. Two flights of internal stairs is a bigger cost driver than an extra bedroom.

How it works

  1. 1 Survey We walk the house, room by room, and note volume, fittings and how the truck will get near the door at both ends.
  2. 2 Written quote Itemised, with any extras named before you agree rather than after we have loaded.
  3. 3 Permits Move-out and move-in paperwork goes to both buildings, with our documents attached.
  4. 4 Packing day For a larger house this is the day before the move, so moving day is loading only.
  5. 5 Move day Dismantle, wrap, load, drive, unload. Bedrooms unloaded and rebuilt first.
  6. 6 Sign-off We walk the property with you, then take the flattened cartons away.

Frequently asked questions

A two-bedroom house is typically a single day including packing. Three bedrooms are more comfortable across two — packing on day one, moving on day two — and four bedrooms almost always are. The variable that moves the number most is not the size of the house, it is the access: a villa with the truck on the driveway loads far faster than a townhouse with a shared parking bay and a long carry.

Clothes, books, shoes and linen are worth doing yourself if you want to bring the cost down — they are bulky, they are not fragile, and they are slow to pack for someone who does not know what belongs together. Leave us the kitchen, the glassware, the electronics and anything framed. That split is the best value in a house move.

Yes, and sometimes it is unavoidable when a handover date does not line up with a move-in date. The contents stay loaded or go into storage in between, which is quoted separately. Tell us at the survey rather than on the day, because it changes how the truck is packed.

Yes, we work seven days. Friday afternoons and public holidays are in demand for exactly the reason you would expect, so book those further ahead.

Studio and small one-bedroom moves within Dubai generally start around AED 500, and the figure climbs with the volume of furniture, the number of rooms, whether packing is included, and how the two buildings are accessed. Access is the part people underestimate: a ground-floor villa with the truck on the driveway is a different job from a fourth-floor walk-up in International City with a 60-metre carry.
