There is one moment in the life of a tenancy when the property can actually be cleaned properly, and it lasts about four hours: after the last carton has gone and before the next tenant’s furniture arrives.
That is the whole argument for booking the clean with the move. Cleaning a furnished flat the week before you leave means paying to clean the visible half of a property while the half an inspector will look at — behind the wardrobe, under the bed, inside the cupboards — stays exactly as it was.
What an inspection actually looks at
Landlord and agent handovers in Dubai are fairly predictable. The oven and extractor. The bathroom grout and any limescale. Inside the kitchen cupboards and the built-in wardrobes. The window tracks and the balcony. Skirting boards and the marks around light switches and door handles.
So that is the order we work in, rather than starting with the floors and finishing with whatever is left when the time runs out.
Move-in cleans
The mirror image, and the one people skip. Your new flat has been empty for a fortnight, or occupied by somebody whose standards you have no way to know. Cleaning it before your furniture arrives takes half the time it will ever take again — and it is the only opportunity you will get to clean inside every wardrobe at once.
Where we stop
Outside windows above ground floor need an access-equipped contractor. AC ducts and coils need a licensed AC company — we do the grilles you can see, and if the ducts need attention we will tell you rather than wipe the cover and call it finished. Pest control, painting and repairs are all somebody else’s trade.
And one thing worth being blunt about: a deep clean removes the cleaning deduction from your deposit conversation. It does not remove wear, damage, missing fittings or the holes where a TV bracket used to be. Any cleaner who tells you they will get your full deposit back is selling you something they cannot deliver.

Add it when you book house moving, apartment moving or villa moving and both crews work from the same schedule — the cleaners arrive as the movers finish. One date, one company, one person to call.

Cleaning around furniture the week before means paying to clean the parts nobody inspects and skipping the parts they do.
It removes the cleaning argument, which is the most common deduction and the easiest to avoid. It cannot do anything about wear, damage, missing fittings or unfilled wall holes, and no cleaning company that tells you otherwise is being straight with you. Deposits are decided by the whole condition of the property; cleaning is the part of it you can fix on the day.
Three to four hours for a studio or one-bedroom, most of a day for a two or three-bedroom apartment, and a full day for a villa. Two things stretch it more than floor area: the oven, and the number of bathrooms.
