Villa Movers in Dubai

A villa is not a large apartment. It is a different job: a garden and a terrace full of furniture nobody counted, pieces too big to have come through the door in one piece, a maid's room that has quietly become a store room, and a community gate with its own rules about when trucks may enter.

  • Outdoors counted properly

    Garden furniture, barbecues, planters, bikes and the contents of the store are surveyed and priced. This is the volume that gets left off phone quotes and then will not fit on the truck.

    Corner sofas, wardrobes and dining tables that came in flat or through a window. We work out how each one leaves before the day, not during it.

  • Community access arranged

    Gate passes, permitted hours and truck-size limits differ by community. We deal with the security office.

    A five-bedroom villa run by one crew is a two-day job. Run by two, it is often one.

The thing that catches people out about a villa move is never the bedrooms. It is the garden, the store room, the garage and the maid’s room — four spaces that fill up quietly over a tenancy and that nobody includes when they estimate their own volume.

That is why we survey villas in person rather than from photographs. Not because the indoor furniture is hard to assess, but because the outdoor half is almost impossible to assess remotely, and getting it wrong means a truck that is full with a terrace still to load.

What actually makes a villa different

Volume, and where it hides. A four-bedroom villa routinely holds half again what a four-bedroom apartment holds, and most of the difference is not in the bedrooms. It is outdoor furniture, garage contents, sports equipment, seasonal things in the store, and a maid’s room being used as overflow.

Oversized pieces. Villas accumulate furniture that came in flat and was built inside. Corner sofas, eight-seat dining tables, six-door wardrobes. Each one needs a decision made about it before moving day — comes apart, comes out whole, or does not come out at all.

The community, not the villa. Gated communities set their own rules: which gate a truck may use, what size it may be, and which hours a move may run in. Some will not permit moves on weekends. These are not negotiable on the day, which is why we confirm them in advance.

Packing a villa

Villa packing is normally a separate day. Kitchens, glassware, art and mirrors are packed first because they are slowest and need the most care; wardrobes and clothing go last because they are the fastest and you need them until the final morning.

Villa communities we work in

Most of our villa work is in the established eastern communities — Mirdif, Al Warqa, Al Rashidiya and Nad Al Sheba — and in the newer western developments including Al Furjan, Jumeirah Village Circle (JVC) and Dubai South. What costs extra

If any of these apply to your move they will be on your written quote before you agree to anything — never added on the day.

  • Gas cooker disconnection, and any hard-plumbed or hard-wired appliance
  • Split AC units, water heaters and built-in ovens or hobs
  • Mature or heavy potted plants over what two people can safely lift
  • Garden structures — pergolas, sheds, play equipment fixed to the ground
  • Pianos, safes and large aquariums, which are possible but quoted separately

Properties we handle

Three-bedroom villa or townhouse
One strong crew, usually a single long day with packing done the evening before.
Four-bedroom villa
Two crews, or two days. The garden is what tips this one.
Five-bedroom and larger
Two crews and two trucks as standard, packing day separate.
Villa with maid's room and driver's room
Both are almost always full. They get surveyed like any other room, because they are.
Compound villa
Shared access and stricter gate hours. The community office is usually the constraint, not the villa.

  3. 3 Community clearance Gate passes and permitted hours confirmed with security at both ends.
  4. 4 Packing day Usually the day before. Kitchen, glassware and art go first.
  5. 5 Move day Dismantle, load in reverse-unload order, drive, unload, rebuild.
  6. 6 Placement and sign-off Every piece in its room, beds rebuilt, then we walk both properties with you.

Frequently asked questions

Three bedrooms is usually one long day with packing done the day before. Four bedrooms is two days, or one day with two crews. Five and above is two days with two crews as a matter of course. The garden and the store room are what push a villa over a day more often than the bedroom count does.

Yes, and it needs to be in the survey. Outdoor dining sets, loungers, parasols, barbecues, planters and the bikes in the side passage add up to a genuinely significant volume, and it is the volume most commonly missed when a villa is quoted over the phone. Heavy mature plants in large ceramic pots are the one exception we will discuss rather than assume.

It happens more often than you would think, usually because the sofa was carried in before the door was hung, or assembled inside. Most modern corner units come apart into sections. Where one genuinely does not, we look at whether feet, arms or a back panel can come off, and if none of that works we will tell you it cannot be moved intact rather than force it and split the frame.

Most gated communities in Dubai require a gate pass for the truck and restrict the hours a move may run — some prohibit weekend moves entirely, some prohibit them before 8am or after 6pm. We contact the community office at both ends and get it confirmed in writing.

Yes. Distance within Dubai is rarely the constraint — a move from Mirdif to Al Furjan crosses the city but is still one day's driving. What decides the plan is the volume at the loading end and the access at the unloading end.
