It is the first question everyone asks and the hardest one to answer honestly, because the same three-bedroom flat can be a five-hour job or a ten-hour one depending on things that have nothing to do with the furniture.
Here is what actually decides the number, roughly what the Dubai market charges, and — more usefully — how to tell whether the quote you have been given will survive contact with moving day.
What a move costs in Dubai
These are general Dubai market ranges, not our rates. They are here so you have a reference point when you compare quotes, and they assume a move within Dubai with packing included.
| Property | Typical Dubai range | Usual duration |
|---|---|---|
| Studio | AED 500 – 900 | 2–4 hours |
| 1 bedroom | AED 800 – 1,500 | Half a day |
| 2 bedroom | AED 1,200 – 2,500 | Most of a day |
| 3 bedroom apartment | AED 1,800 – 3,500 | A full day |
| 3 bedroom villa | AED 2,500 – 4,500 | A long day, plus packing |
| 4 bedroom villa | AED 3,500 – 6,500 | Two days, or one with two crews |
| 5+ bedroom villa | AED 5,000 – 12,000 | Two days, two crews |
Wide ranges, and deliberately so. A studio at the bottom of that range is on the ground floor with the truck outside the door. A studio at the top is on the fourth floor of a walk-up with a sixty-metre carry to the nearest parking. Same flat, same contents, genuinely different jobs.
The four things that actually move the price
1. Volume
How much there is. This decides crew size and how many truck runs it takes, and it is the single largest factor.
The useful thing to know is that volume correlates with how long you have lived somewhere at least as strongly as with the number of bedrooms. A two-bedroom flat after eight years holds close to what a three-bedroom holds after two, and none of the difference is visible when you walk in — it is on top of wardrobes, at the back of cupboards, and in the store.
2. Access, at both ends
The one people consistently underestimate. Lift or stairs, which floor, and how far the truck can get from the door.
A fourth-floor flat in International City with no lift and a long walk to the nearest parking can take twice as long as an identical flat on the ground floor in Al Warqa with the truck on the driveway. That is not a surcharge — it is genuinely twice the work.
3. Services
Packing, dismantling, reassembly and unpacking each add labour. Full packing typically adds 30–50% to a move-only price, and it is usually worth it — see packing services for how a partial split brings that down.
4. Timing
Same-day and urgent bookings cost more. So does the last week of the month, which is the busiest period in Dubai by a distance because that is when tenancy contracts turn over. If your dates are flexible at all, avoid it.
What is usually extra, and should be told to you upfront
- Long carries — where the truck cannot get near the entrance
- Stair carries in buildings with no service lift
- Out-of-hours slots, where a building only permits moves outside working hours
- Storage, if your move-out and move-in dates do not line up
- Building deposits, which some towers require against damage to shared areas
- Disposal of furniture you are not taking
None of these are unreasonable charges. What is unreasonable is hearing about them for the first time after the truck is loaded.
How to tell a real quote from a placeholder
This is the genuinely useful part. A quote that is going to change on the day almost always has the same tell: it was given without asking the questions that determine the price.
A mover who intends to hold their price will ask you:
- Which floor are you on, at both addresses?
- Is there a lift, and is it a service lift or a passenger lift?
- How close can a truck park to the entrance?
- How long have you lived there?
- What is in the store room, the garden and the balcony?
If nobody asked you any of that and you still got a firm number, that number is an opening position rather than a price. It is the most common complaint about movers in this city and it is almost entirely predictable in advance.
Why we survey before quoting
For anything above a one-bedroom flat we look at the property first, in person or over a video call. It takes twenty minutes and it is the reason our quotes do not move afterwards.
For a studio or a one-bed, photographs of each room are usually enough — send them on WhatsApp and you will get a number back rather than a range.
