A villa move is not a large apartment move. The difference is not in the bedrooms — it is in four spaces that fill up quietly over a tenancy and that nobody counts when they estimate their own volume.
The garden. The store room. The garage. The maid’s room.
Together those routinely add half again to what the indoor furniture suggests, and they are the reason villa quotes given over the phone are wrong.
Four to five weeks before
- Give notice. Ninety days is standard in most Dubai tenancy contracts.
- Book an on-site survey. Not a video call, not photographs — for a villa this needs someone walking the property, and specifically walking the garden.
- Check your community rules. Gated communities like Ghoroob in Mirdif, Cedre in Dubai Silicon Oasis and Victory Heights in Dubai Sports City all set their own permitted hours and gate arrangements. Some prohibit weekend moves entirely.
- Order internet at the new address.
Three weeks before
- Book the mover and agree the crew count. A four-bedroom villa with two crews is one long day; with one crew it is two days.
- Apply for the community gate pass at both ends.
- Decide the garden. What is coming, what is being sold, what is being left. This is the biggest single decision affecting the price.
- Book a packing day. For a villa, packing is a separate day — moving day should be loading only.
Two weeks before
- Deal with the store room. Genuinely open it and go through it. Most villas hold several years of things nobody has looked at, and every item you dispose of is one you are not paying to move.
- Arrange the gas cooker disconnection with a certified technician. Movers cannot and should not do this.
- Book AC servicing at the new villa if it needs it — much easier before the furniture arrives.
- Arrange DEWA transfer.
- Book move-out cleaning for after the villa is empty.
- Photograph the property, inside and out, for the deposit conversation.
One week before
- Confirm the oversized items. The corner sofa, the eight-seat dining table, the six-door wardrobe. Each needs a decision: comes apart, comes out whole, or does not come out. Your mover should have made these calls at the survey.
- Check gate widths if there is any doubt about the truck getting onto the plot.
- Confirm the community hours in writing.
- Empty and clean the barbecue — gas bottles do not travel on the truck.
- Arrange pet and child care for both days.
Packing day
- Kitchen, glassware and art go first — the slowest and most careful work.
- Then the living rooms, the majlis and the study.
- Wardrobes last, because you need clothes until the final morning.
- The garden gets packed too — cushions, small furniture, tools and pots.
Moving day
- Walk the crew through every space, outdoors included, before anything is lifted.
- Confirm where the truck stands, and where the second one waits.
- Furniture comes apart with fittings bagged and taped to it. Watch that this is actually happening — it is the step that decides whether things get rebuilt properly.
- Check every space before the truck goes: garden, store, garage, maid’s room, driver’s room, roof terrace, and the side passage.
- At the new villa, direct placement room by room.
- Bedrooms rebuilt first, so the house is sleepable.

What tips a villa from one day into two is almost never the bedroom count. It is the garden.
The things a mover should tell you they will not do
- Gas cooker disconnection — certified technician only
- Split AC units, water heaters, built-in ovens
- Fitted wardrobes bolted into the wall (usually the landlord’s)
- Garden structures fixed to the ground — pergolas, sheds, play equipment
- Very large mature plants in heavy planters
