Large villas, generous plots

Movers in Nad Al Sheba, Dubai

Nad Al Sheba is large-villa territory on generous plots, with some of the biggest household volumes we handle and some of the easiest access in the city to handle them from. Wide streets, private driveways, and room for two trucks without inconveniencing anybody.

On-site survey first, and usually two crews. Allow four to five days.

Move permits in Nad Al Sheba

Independent villas need nothing. The newer managed developments towards Meydan operate a community office requiring notice and sometimes restricting hours. As with any villa area, the planning that matters is the outdoor inventory rather than the paperwork.

Nad Al Sheba holds some of the largest households we move, and unusually, some of the easiest conditions to move them in. Wide quiet streets, generous walled plots, private driveways, and enough room that a second truck can wait outside without blocking anybody.

Two crews, one day

A four-bedroom villa here run by one crew is a two-day job. Run by two crews it is usually one long one, and because the streets take two vehicles comfortably, that option is genuinely available in a way it is not in most of Dubai.

More rooms than the listing says

A Nad Al Sheba villa typically has a majlis, a maid’s room, often a driver’s room, a store and a garden, on top of the family bedrooms. Every one of them holds contents, and every one of them gets counted at the survey.

The majlis in particular is worth its own note — heavy formal furniture, long sofas, carved pieces, large rugs and sometimes glass tops. Not difficult, but slow, and it needs proper wrapping rather than a blanket.

The staircase question

These are two-storey houses with internal staircases, and the turn in the staircase is what decides whether a wardrobe comes down whole. Settled at the survey, so the dismantling list is agreed before the morning rather than during it.

Moving in Nad Al Sheba — common questions

Four bedrooms is usually two crews, which turns a two-day job into one long one. Five and above is two crews and two days as standard. The access here is good enough that a second truck can wait on the street without causing anyone a problem, which is not true in most of Dubai.

Because these houses have more rooms than the bedroom count suggests. A majlis, a maid's room, a driver's room, a store and a garden all hold contents, and all of them get counted. It is the only way to give a villa price that does not change on the day.

Yes. It is usually heavy formal furniture — long sofas, carved pieces, large rugs, sometimes glass tops. Not difficult, but slow and needing proper wrapping rather than a blanket thrown over it. It gets counted as its own room at the survey.

Independent villas need nothing. The newer managed developments towards Meydan operate a community office requiring notice and sometimes restricting hours. As with any villa area, the planning that matters is the outdoor inventory rather than the paperwork.

On-site survey first, and usually two crews. Allow four to five days.

Studio and small one-bedroom moves within Dubai generally start around AED 500, and the figure climbs with the volume of furniture, the number of rooms, whether packing is included, and how the two buildings are accessed. Access is the part people underestimate: a ground-floor villa with the truck on the driveway is a different job from a fourth-floor walk-up in International City with a 60-metre carry. We would rather look at your rooms than guess — send photos on WhatsApp and you will get a real number rather than a range.

Four things, in roughly this order of impact. Volume — how much there is to carry, which is what decides crew size and how many truck runs it takes. Access at both ends — lift or stairs, how far the truck can park from the door, and whether a service lift has to be booked. Services — packing, dismantling, reassembly and unpacking each add labour and time. And timing — a move that has to happen tomorrow, or on a Friday evening, costs more than one booked with a week of notice.

Materials are included in the quote — cartons, bubble wrap, stretch film, tape and paper. You do not need to buy anything or collect boxes from a supermarket. If you would rather pack your own clothes and books to keep the cost down and leave us the kitchen, glass and electronics, that is a normal way to split it and we will price it that way.
