Villas, townhouses, new handovers

Movers in Al Furjan, Dubai

Al Furjan mixes established villa and townhouse streets with a steady stream of newly handed-over apartment buildings. Those two produce quite different jobs — one is a move, the other is often a move plus an afternoon of flat-pack assembly.

Two to three days is comfortable. We are a short run away.

Move permits in Al Furjan

Villas and townhouses need nothing. The newer managed apartment blocks want a standard move permit with a couple of days' notice, and some request proof of handover for a first occupancy. We arrange whichever applies.

Al Furjan is two communities at different stages. The villa and townhouse streets are settled and straightforward. The apartment side is still handing over, which produces a distinct kind of job.

Moving in, and building the furniture

A first occupancy is rarely just a move. The flat is empty, new furniture has been delivered flat-packed, and the actual task is: bring the belongings, build the wardrobes and beds, and get rid of an alarming quantity of cardboard.

We do all three in one visit. The packaging removal is the part people underestimate — a bedroom’s worth of flat-pack fills more of a living room than seems possible, and having it gone the same day matters more than it sounds.

furniture moving covers assembly-only bookings if that is genuinely all you need.

New does not mean service lift

Worth checking rather than assuming. Plenty of the newer blocks here have passenger lifts only, which means cartons ride and furniture walks. We ask which it is rather than inferring it from the building’s age.

Some buildings also want proof of handover before issuing a permit for a first occupancy — a small extra step, but one that takes a day if nobody knew about it.

The villa side

Wide streets, private driveways, short carries, and usually no permit at all. The easier half of Al Furjan by some margin. Townhouse staircases decide the dismantling list, as everywhere.

Nearby

Discovery Gardens is immediately next door, Jumeirah Village Triangle (JVT) and Jumeirah Village Circle (JVC) are short runs, and Dubai South is the next community west.

Services we offer in Al Furjan

Moving in Al Furjan — common questions

Yes, and it is a common booking here. We move your belongings from the old place and assemble the new flat-pack furniture in the new one on the same visit, taking all the packaging away with us. A bedroom's worth of flat-pack produces a genuinely surprising volume of cardboard, and being rid of it the same day is worth more than people expect.

Mostly, though check what kind of lift it has. Newer does not automatically mean a service lift, and plenty of these blocks have passenger lifts only — which means furniture takes the stairs. Some buildings also ask for proof of handover before issuing a first-occupancy permit.

Studio and small one-bedroom moves within Dubai generally start around AED 500, and the figure climbs with the volume of furniture, the number of rooms, whether packing is included, and how the two buildings are accessed. Access is the part people underestimate: a ground-floor villa with the truck on the driveway is a different job from a fourth-floor walk-up in International City with a 60-metre carry. We would rather look at your rooms than guess — send photos on WhatsApp and you will get a real number rather than a range.

Four things, in roughly this order of impact. Volume — how much there is to carry, which is what decides crew size and how many truck runs it takes. Access at both ends — lift or stairs, how far the truck can park from the door, and whether a service lift has to be booked. Services — packing, dismantling, reassembly and unpacking each add labour and time. And timing — a move that has to happen tomorrow, or on a Friday evening, costs more than one booked with a week of notice.

Materials are included in the quote — cartons, bubble wrap, stretch film, tape and paper. You do not need to buy anything or collect boxes from a supermarket. If you would rather pack your own clothes and books to keep the cost down and leave us the kitchen, glass and electronics, that is a normal way to split it and we will price it that way.
